I asked Yehuda to represent me on one of his listings so he acted as both the buying and selling agent. Given this, I was ready to accept that he might favor the seller and was ok with this because I'm licensed myself and felt it was worth it if it gave me a leg up in this competitive market. However, Yehuda was amazing and very fair while representing both sides. He was patient with explaining everything on what turned out to be a significant fixer with tenant issues. He's very knowledgeable and has a lot of connections for contractors, foundation, electrical, etc. He negotiated fairly for both sides which was tricky because of the property, its history, and the issues that came up. When we came to the end of the road and decided the issues were more than we could take on, he was very matter-of-fact about wrapping up the transaction. To sum it up, Yehuda was:* very responsive and in constant contact throughout the transaction* super knowledgeable about construction, tenant laws (in a rent control city), things to look out for, etc* very patient with a first time investor and just a nice guy. This sounds fluffy but is actually crucial when making one of the most stressful decisions in your life :-)I'm a mortgage broker so work with real estate agents every day. Yehuda ranks right up there with my favorites and I'd highly recommend him to anyone I know!
I would highly recommend Yehuda Ben-David as a realtor if you're looking to buy a home. We used Yehuda in our search for a home in the very competitive East Bay market. His knowledge of the area, as well as his expertise in the quality of the homes and neighborhoods we looked into was extremely helpful in our purchase of our home. He definitely has a great combination of negotiation skills, property assessment, patience, and personality that will make home buying a more pleasant task.Jim and Cherylynn M- East Bay Hills CA)
Yehuda Ben-David was my realtor during the last 6 months and did a tremendous job helping to sell my house in this tough market. He was able to counsel me about what I did and did not need to do to repair my house in order to give it a realistic chance of selling. He did a great job working with a contractor to make the house beautiful. He organized innumerable open houses and was a tremendous salesman to the people who came. He helped to present the house beautifully on the internet and kept the internet sites updated. He helped me to understand what price was realistic and did a fabulous job keeping the buyers guessing about whether there were other buyers and thus maximized the offers we got. Yehuda is energetic, kind, intelligent, experienced and supportive. In these times it makes a difference who your realtor is and I would highly recommend Yehuda for anyone who wants to actually sell their house.I Remler, MD, Oakland Hills, Montclair.
We have just purchased a home in the Oakland Hills and had a very good experience with our realtor, Yehuda Ben-David of New Spring Real Estate. Yehuda is honest and conscientious; he showed us houses that he thought were good ones and helped us narrow the field to the ones in which we were most interested. What we really appreciated about dealing with Yehuda was that he did not try to push us to buy a house and would actually discourage us from pursuing houses that had major flaws. Yehuda, who has an MBA, was both an engineer and a contractor before becoming a realtor. He could show us most of the flaws in a house and give us an idea of what it would cost to make the necessary improvements. He also connected us with a mortgage broker who was able to get us a good rate on a loan, and we had shopped around. It is not difficult to find many local realtors who can point out the wonderful qualities of a property, but few that will point out all of its imperfections, even to the point of losing a potential sale. Yehuda was perfect for us. After purchasing our new home, Yehuda connected us with contractors who were also honest and conscientious, to help us make improvements and do repairs.Craig B. Most recently we have worked with Yehuda Ben David of New Springs Real Estate on Short Sale Transactions. Trust me, working on a short sale transaction in today’s changing market requires a real estate professional that is willing to spend numerous hours diligently working with the bank or banks in question on the seller’s and buyer’s behalf. Yehuda has proven to be that real estate professional that never gives up resulting in many successful closes of escrow for all with Placer Title Company!Debbie Young
